How long between signing and moving in?

6 to 7 months of construction, against 15 to 18 in traditional construction. Added to that is the processing of your permit, which does not depend on us — but during which we are already producing.

Do you buy my plot? Do you offer any?

No, neither. You buy your plot separately, and the prices shown exclude the plot. That is a real disadvantage against peers who do offer them — and it is also why nobody here has any interest in placing you on a mediocre plot.

Do I need to appoint an architect?

Yes — it is a legal obligation in Belgium, and we are not accredited to file the permit. We supply the plan pack; your architect uses it to submit the application to your municipality. We can point you towards architects familiar with offsite construction techniques.

Is the price shown the price paid?

The catalogue price is firm for the construction. One variable remains open: the foundations, which depend on your soil and are fixed after two soundings. We prefer to write it down than to discover it with you. [TO BE VERIFIED] — the note speaks of « guaranteed budget, no extras ». That word is not written here until a contractual clause underpins it.

Who carries the ten-year liability?

[TO BE DECIDED] — the strategy note contemplates creating a Nexus Homes entity acting as general contractor and carrying the ten-year liabilities. That entity does not exist yet. Until it is created, this answer cannot be written — and it is a question a private client will ask at the first appointment.

Which VAT rate applies?

21 % on new construction. A reduced rate of 6 % exists in Belgium for demolition-reconstruction and certain renovations — its applicability depends on your situation. [TO BE VERIFIED] — to be settled by a tax adviser before publication, as the gap is 15 points.

An industrialised home — doesn't it look prefab?

The word frightens because it evokes the prefabs of the 1970s. What we are talking about here is a home in light-gauge steel frame or timber frame, insulated and finished in the workshop, reaching EPB A+. Seen from the street, nothing sets it apart — it is the process that changes, not the result.

Can I visit a show home?

We don't have one, by choice: a show home is tied-up capital that every buyer ends up paying for. We take you to sites under construction, and to the workshop in Belgium, in production. Seeing a finished wall come off a line explains more than a furnished house.

Can I personalise my model?

Within a defined framework. That is what makes the price and the lead time tenable: intelligent standardisation is not a constraint endured, it is the counterpart of what you save. Will the catalogue grow?

Yes. Each model is drawn once in BIM; the team adds more when the workload allows. The current twenty cover roughly 75 % of households' needs, and ten of the fifteen homes come in 3 or 2 façades depending on your plot.
