The framework

Included
- Construction of the chosen model
- The plan pack for the permit application
- The technical study
- The foundations, at a flat fee
Not included
- The plot — you buy it separately
- Your architect's fees (estimated flat fee, set by them)
- Any additional foundation cost after the surveys
- The finishes, if you take the weathertight shell
- The EPB, the structural study and the soil surveys — at your expense, but at the rates we have negotiated with our partners

Turnkey
Everything included, finishes included, chosen from our quality partners. You walk in and put your bags down.
Apartment schemes are delivered as a weathertight shell with the building services installed.
